Residents must get permission from the Community Manager to make changes to your home or lot. This may include but not limited to: Sheds, decks, steps, porches, fences, driveways etc. Contact your Community Manager and they will provide you the proper forms to fill out and get approved. Many cities and counties require permits to make changes.

Your billing runs from the 1st to the last day of the month. Your bill will be generated on the 27th of each month and charges will be visible on your Tenant Web Access Portal.

You can view your bill in several ways:
Online: Log in to your account and view your bill electronically. Tenant Web Access
Email: Sign up for paperless billing and receive your bill via email.
SMS text messaging - Your community manager can enroll you.

Several payment methods are available:
Online: Pay your bill through Tenant Web Access using a credit/debit card or bank transfer. (See How To Make A Payment in FAQ)
Automatic payments: Set up automatic payments to deduct your bill amount automatically each month. (See Setup Automatic Payments in FAQ)
CashPay by Zego. Ask you community manager for your CashPay number. You can pay at location like Walmart and Kroger. CashPay Locations
Tell the clerk you are paying PayLease if they ask you what company you are paying.

If you receive a late payment notice, pay your bill immediately to avoid late fees and potential eviction. You can usually pay online or via CashPay even after the due date.
If you miss a payment, you will incur late fees. You will receive late payment notices and may be required to make a larger payment to stop eviction.
Rent is due on the 1st of each month. On the 6th, late fees are automatically added to your account. In some states (AL, SC), an additional late fee is added on 20th of each month as well.

Greenville County, SC:
A reminder, mobile homes must be registered yearly with the Greenville County License Department and have your home decals displayed. Some residents are being issued citations. If you own your home, it is your responsibility to contact the license department and obtain the decals and pay fees.

Laurens County, SC:
To get a mobile home decal in Laurens County, SC, you need to obtain a required permit from the Laurens County Building Codes Department and then purchase the decal through the Treasurer's office, which may involve a renewal of a tax sticker. You will need to follow specific ordinances for manufactured homes located in unincorporated areas of the county and meet any tax requirements. The decal must be posted in a window visible from the street.
Step 1: Obtain a permit
All owners of mobile homes in unincorporated Laurens County must get a license from the Laurens County Building Codes Department.
This must be done within 15 days of purchasing the mobile home, changing ownership, or changing the address.
A mobile home move/set-up permit is required before placing a new or moved home on the property.
Step 2: Purchase the decal
After getting the permit, you will need to purchase the decal from the Laurens County Treasurer's office.
If renewing online or by phone, a new decal will be mailed from Columbia, SC, which can take about 10 business days.
There is a $5.00 fee for a reprinted decal.
Step 3: Display the decal
The decal must be posted in a window that is visible from the street or driveway.
Madison County, AL:

Manufactured homes are governed according to the Code of Alabama 1975, Title 40 Chapter 12, Section 255. Manufactured homes must be registered within 30 days of purchase. Failure to comply with the State law could result in the issuance of a penalty of $10 as well as citation fee of $15. Homeowners who fail to obtain and/or correctly display a manufactured home decal, if found guilty in court, can be fined up to $500.00, and/or sentenced up to six (6) months in the county jail under Section 40-12-255.
Manufactured Homes must be registered in the License Department. The License Department decal is a rectangle with the outline of the state of Alabama. The License Department will register the home if only the home is owned and not the land. Also, if the home is rented, it must be registered in the License Department. You must also pay the appropriate sales tax as well as a title fee if purchased from an individual or an out-of-state dealer and home is a 1990 or newer.
Manufactured homes registered in the License Department expire September 30 of each year and must be renewed October 1 - November 30. Manufactured homes registered in the Tax Assessor's Office must be paid October 1 - December 31 of each year and will be issued a decal upon payment of property tax to the Tax Collector's Office.

Login to Tenant Web Access:
Click the drop-down menu next to your name in the top-right corner of the screen.
Click the Payment Settings option.
Click Add to include a new payment method or click Update to edit existing payment information.
Check the Enable Your Automatic Payment box.
Choose which Day of Month automatic payment should be made.
Then choose the Payment Type and, if applicable, the Max Amount that can be withdrawn each month.
If a disclaimer displays, be sure to read it and check the verification box.
Click Save, and you’re all set up!

Login to Tenant Web Access:
In the Charges tile on your home dashboard, click Make a Payment. Alternatively, you can click Make a Payment from the main menu bar at the top of the portal.
Enter a Payment Amount and choose your Payment Source, then click the Continue button. Please note, there may be certain restrictions as to whether you can partially pay or overpay your balance.
Once your Payment Method Information is entered, you’ll need to provide your Billing Address.
To save your payment information, check the box that says Store as saved payment information for One-Time and Autopay payments. Be sure to read the disclaimer and check the verification box, then click Pay Now.
A page confirming your payment will then display. You can print this page to keep a record of your transaction.

If you live in a community where Riverfront sub-meters water and sewer, you can login to your Tenant Web Access portal. On the navigation bar, there is a Meter Readings link. You can view your usage history.

Common maintenance tasks may include:
Cleaning and inspecting: Regularly clean and inspect equipment, appliances, and systems for any signs of damage or wear.
Changing filters: Replace filters on air conditioners, furnaces, and other devices according to the manufacturer's recommendations.
Lubricating moving parts: Lubricate moving parts on machinery and equipment to prevent wear and tear.
Testing and calibrating: Test and calibrate certain equipment and systems regularly to ensure proper operation.

Seasonal maintenance helps prepare your equipment and systems for changing weather conditions. Some examples include:
Spring: Clean and inspect outdoor equipment, test irrigation systems, and check for leaks in hoses and pipes.
Summer: Regularly check and refill air conditioning units, clean and inspect outdoor furniture.
Fall: Winterize outdoor equipment, clean gutters, and inspect roof for damage.
All garden hoses should be removed from outside faucets and the faucets should be free from dripping water. Make sure that you do not have water or sewer leaks under your home. Once any leaks have been corrected, properly wrap the water pipes with insulation and heat tape. The insulation and heat tape should also cover the outside connection pipes and meters. Each resident should also make sure that the skirting located at the bottom portion of the home is fastened and secure. This will help protect the pipes underneath the home from unnecessary exposure to cold temperatures, as open skirting acts as a wind tunnel and keeps the cold air trapped under the home. Taking these preventative steps will not only help keep pipes from freezing, but will help with the energy costs of heating your home. The mobile home park is not responsible for broken or frozen pipes on resident-owned, financed, or lease with option to purchase homes so it is very important that you ensure your home is properly prepared.
Winter: Check and service heating systems, clear snow and ice from walkways and driveways, and ensure proper insulation around pipes to prevent freezing.

As part of your lease agreement, residents are responsible for any damage or repairs caused by misuse of the systems. Misuse of the system includes:
Pouring grease, oil, or used coffee grounds down the drain system.
Pouring any chemicals down the drains including chemicals to unclog sinks or clean toilets.
Pouring food waste down the drainage systems, including after a garbage disposal
Flushing ANY type of baby wipe, feminine hygiene product, diapers, floss, or paper towels down the drains
Over saturating the system by running high-water appliances at the same time
Excessive water use – Please use this as formal notice that excessive water use, as determined in the reasonable and sole discretion of The Company, shall be subject to penalties as it can cause damage to the septic systems. This will include any repairs or pumping. You must get all leaks fixed immediately.

Mold is found virtually everywhere in the environment - indoors and outdoors in new and old structures. When excess moisture remains inside Premises, mold can grow. Appropriate precautions need to be taken to minimize the potential for mold growth in the Premises.
Reducing moisture and proper housekeeping significantly reduces the chance of mold and mold growth. Tenant acknowledges that the unit was delivered free of mold and will be responsible for remedying future mold conditions caused as a result of poor housekeeping.
CLIMATE CONTROL: Tenant(s) agree to use air-conditioning systems, if provided, in a reasonable manner and use heating systems in moderation and to keep the premises properly ventilated by periodically opening windows to allow circulation of fresh air during dry weather only.
TENANT(S) AGREE TO: Use hood vents when cooking, cleaning and dishwashing • Keep closet doors ajar • Avoid excessive amounts of indoor plants • Use exhaust fans when bathing/showering and leave on for a sufficient amount of time to remove moisture • Use ceiling fans if present • Water all indoor plants outdoors • Wipe down any moisture and/or spillage • Wipe down bathroom walls and fixtures after bathing/showering • Wipe down any vanities/sink tops • Avoid air drying dishes • Don’t "hang-dry" clothes indoors • Open blinds/curtains to allow light into premises • Wipe down floors if any water spillage • Hang shower curtains inside bathtub when showering • Securely close shower doors if present and leave bathroom and shower doors open after use • Remove any moldy or rotting food and remove garbage regularly • Use household cleaners on any hard surfaces • Wipe down any and all visible moisture including windows and sills • inspect for leaks under sinks
SMALL AREAS OF MOLD: If mold has occurred on a small non-porous surface such as ceramic tile, formica, vinyl flooring, metal or plastic and the mold is not due to an ongoing leak or moisture problem tenant agrees to clean the areas with soap (or detergent) and a small amount of water, let the surface dry, and then within 24 hours apply a non-staining cleaner such as Lysol Disinfectant, Pine-Sol Disinfectant (original pine-scented), Tilex Mildew Remover, or Clorox Cleanup.

Fire alarms detect smoke or heat from a fire, while CO detectors sense carbon monoxide — an invisible, odorless gas that can be deadly. Having both provides full protection.Q2: Where should I install them?
Smoke alarms: Inside and outside every bedroom, and on every level of your home.
CO detectors: Near sleeping areas and on every level, but not directly next to fuel-burning appliances.
Q3: How often should I test my alarms?
Test all alarms once a month by pressing the test button until you hear the sound.Q4: When should I replace the batteries?
Replace batteries at least once a year (or sooner if you hear a low-battery chirp). For sealed 10-year units, replace the entire unit when it reaches the end of life.Q5: How long do the alarms last?
Smoke alarms: Replace every 10 years.
CO detectors: Replace every 5–10 years, depending on manufacturer instructions.
Q6: What should I do if the alarm sounds?
Smoke alarm: Get everyone out immediately and call 911.
CO detector: Go outside for fresh air, then call 911 or your gas company from a safe location.
Q7: Can I silence a false alarm?
Yes, but only after confirming there’s no danger. Use the hush button on modern alarms — never disable or remove batteries permanently. -
To assist you in identifying the source of the leak, here are a few common areas to inspect:
Toilets: A running or leaking toilet is one of the most frequent causes of water loss. Listen for the sound of running water, or place a few drops of food coloring in the tank—if the color seeps into the bowl without flushing, there’s a leak.
Faucets and Showers: Check for drips or leaks under sinks and around handles or spouts. Even a slow drip can waste significant water over time.
Water Heater: Inspect for signs of leakage around the base or from the pressure relief valve.
Irrigation or Outdoor Spigots: Leaking hose bibs or irrigation systems can also contribute to high water usage.
Under the Home: If accessible, check for visible signs of moisture, pooling water, or dripping pipes beneath the structure.

Login to Tenant Web Access:
In the navigation menu at the top of the screen, click Service Issues.
Click Add Service Issue in the top-right corner of the Service Issues screen.
Fill out the form, including a title for your maintenance request, a description of the problem, and any additional information you feel is relevant.
Optionally, click Attach to include a picture or document to your service request.
Finally, click Submit to submit your request.
